A fire alarm system is one of your most important safety measures. It gives people early warning so they can leave safely. But it only does that if it has been looked after.

Design and standards

In Ireland, the standard for the design, installation and servicing of fire detection and alarm systems in buildings is I.S. 3218. Your fire alarm contractor will normally work to it. Your fire risk assessment then looks at whether the system is appropriate for how your building is actually used.

What regular checking typically looks like

  • Weekly: a short test, usually of one manual call point, rotated each week so every point is tested over time. Many premises do this on the same day each week.
  • Periodic servicing: a full inspection and test by a competent person, commonly several times a year depending on the system and the building.
  • After changes: if you alter the layout, add partitions, change use of rooms or carry out building work, check the alarm still covers the building properly.

These are typical arrangements rather than fixed rules, so follow the advice of your alarm company and your fire risk assessment.

What to write down

Keep a log of every test, fault, false alarm, service visit and action taken. This record belongs in your fire safety register. It shows you are managing the system and it helps spot repeat problems, such as a detector that keeps triggering.

Common problems we see people asking about

  • Detectors covered or taped over during building work and never uncovered.
  • Call points blocked by stock or furniture.
  • Faults left unresolved because “it only beeps sometimes”.
  • No one nominated to carry out the weekly test.

Who is responsible?

The person in control of the premises is responsible for making sure the system is maintained. Under the Fire Services Acts 1981 and 2003 and the Safety, Health and Welfare at Work Act 2005, you are expected to take reasonable steps to protect people from fire. A working, recorded alarm is part of that.
