A legionella risk assessment is a snapshot of your water system at a point in time. Buildings change, so the assessment should be kept under review.
Reasons to review
- Changes to the system: new pipework, tanks, heaters or outlets, or removal of equipment.
- Changes in use: a new tenant, more occupants, or vulnerable people on site.
- Closures and reopening. See our reopening checklist.
- Monitoring results: temperature problems, a positive sample or repeated issues. See what to do after a positive sample.
- Time passing. The HPSC national guidelines (2009) expect risk assessments to be reviewed regularly, commonly at least annually, and whenever circumstances change. Your assessor can advise on the right interval for your building.
What to keep
- The original assessment and each review, with dates.
- An action list showing what has been done and what remains.
- Your logbook. See our guide on the legionella logbook.
Your duties
Under the Safety, Health and Welfare at Work Act 2005, employers must manage risks to the health of employees and others affected by their activities, which includes risks from water systems. The HPSC National Guidelines for the Control of Legionellosis in Ireland (2009) give practical guidance.
