When you take on a new building, you also take on responsibility for how it is managed. A few questions before you commit can save surprises later.
Fire safety questions
- Is there a current fire risk assessment, and when was it done?
- Are there records for the alarm, emergency lighting and extinguishers? See our guide on the fire safety register.
- Have there been alterations that could affect escape routes or fire doors?
- Who is responsible for shared areas in a multi-tenant building?
Water safety questions
- Is there a legionella risk assessment and a logbook? See our guide on the legionella logbook.
- Have water tanks been inspected or cleaned? See our page on water tank cleaning.
- Has the building been empty? If so, see our reopening checklist.
- Are there dead legs or unused outlets?
Next steps
If the records are missing or out of date, plan assessments as part of your move-in. Starting with a clear picture makes it easier to budget and prioritise.
Your duties
Under the Fire Services Acts 1981 and 2003, a person in control of premises must take reasonable measures to guard against fire and to protect people if one occurs. The Safety, Health and Welfare at Work Act 2005 places wider duties on employers to manage workplace risks.
