Plant rooms and boiler rooms house some of the most important equipment in a building: boilers, pumps, electrical panels and sometimes fuel supplies. They are also among the spaces most often misused, usually as a handy place to store things. Keeping them clear and well managed is one of the simplest ways to cut fire risk.
What makes these rooms a fire risk
- Heat sources. Boilers, burners, flues and hot pipework run at high temperatures.
- Fuel. Gas supplies, oil lines or oil storage may be close by.
- Electrical equipment. Control panels, pumps and distribution boards can overheat or develop faults.
- Storage creep. Cleaning products, paint, cardboard, furniture and Christmas decorations end up stacked against hot equipment.
- Infrequent visits. Leaks, scorch marks and blocked ventilation can go unnoticed for months.
Simple rules that make a big difference
- No storage. A plant room is not a storeroom. Keep combustible materials out completely. If you need more storage, our guide to stockrooms and storage areas may help.
- Keep ventilation clear. Boilers need air to burn safely. Never block vents or grilles.
- Keep doors shut. Plant room doors are often fire doors. They should close fully and must not be wedged open. Read more about fire doors and how to check them.
- Service the equipment. Have boilers, burners and controls serviced by competent contractors in line with the manufacturer’s guidance, and keep the records.
- Know where the shut-offs are. Gas and oil isolation points and electrical isolators should be clearly labelled and easy to reach.
- Signage. Use clear signs on the door, such as “Fire door keep shut” and “No storage”, where appropriate.
- Include them in your walk-round. A quick look inside during routine checks catches most problems early.
Plant rooms and water hygiene
Plant rooms often contain hot water cylinders, calorifiers and pipework too, so they matter for legionella control as well as fire safety. See our post on hot water cylinders and calorifiers if that applies to your building.
Your duties
The Fire Services Acts 1981 and 2003 (section 18(2)) require the person in control of premises to take all reasonable measures to guard against the outbreak of fire. The Safety, Health and Welfare at Work Act 2005 (section 19) requires employers to identify hazards and assess risks. Plant and boiler rooms are a common source of hazards that are easy to fix once someone looks.
